Overview: This Dranoff Property is centrally located at the intersection of South and Broad Streets in the heart of Philadelphia. As a continuation of the rehabilitation of the Avenue of the Arts, the building hosts 85 loft apartments, retail space, and a restaurant. GeoStructures was contracted by Dranoff Properties, LLC to perform the testing and inspection services for the proposed seven-story mixed-use building.

GeoStructures provided the following testing and inspection services for the project:
- Caisson testing and inspection
- Cast-in-place concrete testing and inspection
- Bottom of footing bearing verification
- Fill compaction testing and inspection
- Steel inspection
- Fireproofing
At the commencement of the project, GeoStructures performed the detailed design of 8 caissons along the SEPTA Broad Street Line. The caisson was analyzed and optimized by using both its end bearing into the weathered mica schist and shaft friction to provide adequate support of up to 700 kip design load.
