32-Story Mixed-Use Building, 204 S 12th Street, Philadelphia, Pennsylvania
Overview: A proposed 32-story mixed-use high-rise building is planned at 204 South 12th Street in Philadelphia, Pennsylvania. The 18,000+ SF building will host an underground parking garage, three floors of retail space, and 448 residential units. GeoStructures was retained by Midwood Investment & Development to provide demolition oversight of the pre-existing building, as well as a geotechnical investigation and vibration monitoring for the project.
Highlights & Related Services:
Prior to pre-existing building demolition, GeoStructures performed a survey for Asbestos Containing Materials (ACM). A total of 132 suspect ACM bulk samples were collected from exposed areas within the subject buildings. GeoStructures also provided site inspection and oversight once demolition began.
To characterize the subsurface, 11 test borings were performed across the site. Geotechnical laboratory testing was then performed on the soil samples to determine the engineering properties of the load bearing materials for project analysis and design.
A mat foundation covering the entire footprint was selected as the optimum foundation system. Adjacent structures (including the Camac and Franklin Inn Club buildings) will thus require underpinning since their basements are located at a higher elevation than the mat bottom.
GeoStructures was responsible for this design. GeoStructures also performed soil clean fill testing, finding that select material is suitable as backfill for the basement wall, provided the moisture is at near optimum conditions at the time of the backfill operation. Lastly, GeoStructures also installed three geophones in adjacent structures to monitor construction vibration activity for the duration of the project.
